NYC’s Apartment Leasing Procedure
Whether you're applying for a $2,500 studio or a $15,000 luxury three-bedroom, the process to secure an apartment is the same. Follow these best practices to avoid missing out on amazing opportunities.
What to Prepare
Proof of income of approximately 40 to 50 times the monthly rent. In other words, your rent should not exceed 25% of your monthly income, pre-tax. This should be accompanied with a stable employment history.
Credit score of 650 or more. Bank account statements.
Be prepared to complete an application form from the broker or the management company. The application fees can range from $20 to $100 or more.
Have at least two landlord reference letters or contact information handy if possible.
All applicants (roommates, partners, etc) should be prepared to present all of the information above, including guarantors.
If approved, the applicant will typically pay one month security, the first month’s rent, and any broker fees due at lease signing.
Other less common fees may include move-in deposits/fees, condo/coop application processing fees, etc.
General Expected Timeline
You should start looking for an apartment approximately 4 weeks prior to your move-in date.
If you want to move into a specific building, let your broker know about it ASAP so that they can keep track of any new availabilities for you.
Once you find the apartment unit you like, apply for it immediately!
Upon completion of the application (including submitting all required documents), we will try to get you an approval on the same day, but it could take up to 3 days depending on the management office.
Once approved, the owner or management will send us a lease, which should be signed by you as soon as possible together with all the required payments.
Leases are usually signed digitally and payments are wired (do not send ACH) directly to the landlord or agent. If checks are paid in person, all checks must be certified checks.
Finally, you will make access and move-in arrangements with the management office directly. #shareasale
